Covers all external maintenance and lighting, to include the grounds, orangery and amenity rooms, the collection of rubbish, window cleaning, property and third party insurance, sinking fund and the regular use of transport. The provision, servicing and maintenance of the 'emergency call system' is also included in the service charge, as well as the provision of on-site staff 24 hours a day / 365 days a year to provide any assistance that may be required in the event of an emergency. |

Individual Responsibility |

Council tax, electricity, water charges, telephone calls and TV licences (if applicable) are the responsibility of the purchaser. Internal decorating, repairs and maintenance are also the responsibility of the purchaser, although the Maintenance Team may be called upon to see to any emergencies or to undergo routine work. |
